One of the greatest advantages of living in our communities is the unmatched commuter access. Residents are just minutes from the New Rochelle Transit Center, which provides direct access to Metro-North Railroad, Amtrak, and regional bus service.
Commuters can currently reach Grand Central Terminal in approximately 28 minutes via Metro-North—often as fast as, or even faster than, commuting from many neighborhoods within New York City itself. In addition, planned improvements to Metro-North service are expected to make Downtown New Rochelle even more attractive. We are a pet-friendly community and warmly welcome the smallest members of your household! Each apartment can have up to 2 pets, with non-aggressive dogs and cats accepted. Our portfolio features two pet parks where your pets can enjoy safe, enclosed spaces to stretch their legs. A $300 registration fee and a $50 monthly fee per pet apply. We look forward to meeting your furry friends!
Emotional Support Animal (ESA) Accommodation Policy
1. Policy Overview
NewRochelleApartments.com LLC provides reasonable accommodations to individuals with disabilities, including allowing Emotional Support Animals in housing where pets are otherwise restricted or subject to additional fees. To maintain the integrity of this process, all ESA requests must follow the procedures outlined below.
2. ESA Request Requirements
Tenants must submit the following before bringing the ESA onto the premises:
a. Written Request
• The type, size, and breed of the ESA.
• How the ESA assists with the tenant’s disability-related needs.
b. Verification from a Licensed Provider
• A letter dated within the last 12 months.
• From a licensed healthcare professional with whom the tenant has an ongoing therapeutic relationship of at least 30 days.
• Must include license number and contact information.
• Must confirm the tenant’s qualifying disability and the ESA’s role in alleviating symptoms.
Note: Online ESA certifications without a real therapeutic relationship are not accepted.
3. Additional Documentation
• Proof of current vaccinations and licenses (as applicable).
• Clear photo of the animal.
• Signed liability agreement acknowledging responsibility for damages caused by the ESA.
4. Review Process
Requests will be reviewed within 10 business days. Approval may be denied if:
• Documentation is incomplete or unverifiable.
• The animal poses a threat to health, safety, or property.
5. Misrepresentation
Knowingly falsifying ESA claims or documentation may result in:
• Denial of accommodation.
• Lease termination.
• Legal action.
6. Fees and Liability
No pet fees or deposits will be charged for approved ESAs in compliance with the FHA. However, tenants are responsible for:
• Tenant shall indemnify and hold Landlord free and harmless from all costs, damages and expenses arising from pet.
• Tenant shall be liable for all damages to Unit and/or premises including but not limited to pest removal resulting from pet.
• If approved pet discontinues residing in Unit, Tenant shall not replace pet with a similar or dissimilar pet without prior written consent of Landlord.
7. Annual Renewal Required
ESA documentation must be resubmitted annually for continued fee exemptions.
8. Policy Revisions
NewRochelleApartments.com LLC may update this policy in accordance with changes to local, state, or federal law.
The source of one’s income does not disqualify a potential tenant from being accepted into the community. Every tenant must go through the same exact screening and approval process. We use a Weighted Application Scoring System. This Scoring Rubric assigns points for income, credit, rental history, employment, etc. Each tenant must receive a minimum of 75 cumulative score in order to qualify. Some of the factors include:
1. Enhanced Income Verification
Target is 3.5x times the monthly rent or greater from employment, retirement, or recurring non-voucher sources.
2. Liquid Asset Threshold
Target is an amount equal to or more than 2 months rent.
3. Employment History Standard
Target is 12+ months of continuous employment (with exceptions for retirees).
4. Higher Credit Score Minimum
Target FICO score is 660+.
5. Strict Rental History Review
• No evictions (regardless of outcome). Applicants are automatically disqualified is they have any eviction on their record (regardless of outcome).
• No more than 2 late payments in 12 months.
• Full landlord reference required.
6. Criminal Background Check
Target is a clean record. Applicants are automatically disqualified if they have had a felony convictions in the last 7 years related to violence, property damage, or drug trafficking among others convictions.
7. No Guarantors Allowed
We encourages financially qualified tenants to discourages to minimize financial hardship and legal proceedings. Co-signors with strong credit and income are accepted.
8. Require Face-to-Face Interview
We require a brief, documented meeting or virtual interview with the leasing agent to assess basic communication and interest.
9​. Proof of Identity
We require proof of identity in the form of government issued ID with recent photograph.
10. Use of Weighted Application Scoring System
• We use a scoring rubric that assigns points for income, credit, rental history, employment, etc.
• Incomplete information is given no weight.
• An applicant is approved only if they receive a 75 cumulative score or more.

How to Complete the Form
1.         Click the link to open the online pre-qualification form.
2.         Enter the monthly rent for the specific unit you are interested in.
3.         Provide your gross monthly income (if applicable, include voucher amounts as part of your total income).
4.         Enter your liquid assets (such as savings).
5.         Provide your employment history.
6.         Enter your credit score.
7.         Provide your rental history and background information.
Your total score will be calculated automatically. If you score 75 points or higher, you are most likely to be approved and may schedule a tour at your convenience. If your score is below 75, please contact the leasing office for further guidance.

Rent includes water, sewer, garbage, on-site amenities, and seasonal access to our private cabanas at the VIP Country Club from Memorial Day through Labor Day. This can save residents an estimated $300 to $350 per month compared to many competing apartment communities that charge separate fees for utilities, amenities, gyms, and other resident services.
While many communities simply offer access to a fitness center, our residents receive a seasonal country club membership experience. Residents enjoy exclusive access to private cabanas and the waterfront amenities at the VIP Country Club in New Rochelle, including a pool, beach, tennis courts, basketball courts, BBQ grills, and a variety of social events throughout the summer.
Optional lease add-ons are available for an additional fee:

Prior to scheduling, prospective tenants are asked to complete a quick self pre-qualification form. The process takes less than one minute and helps determine whether an applicant is likely to meet the community’s qualifying standards before touring.
The pre-qualification form reviews items such as income, credit, employment, rental history, and liquid assets. Applicants who are likely to qualify will then be provided access to schedule a tour at their convenience.
